Six-month leases — the term nobody advertises

The visa and the lease disagree. A DTV entry runs 180 days. A standard Bangkok lease runs 12 months. Something has to give, and usually it is your deposit.

What a six-month ask actually does to the deal

Shorter terms are available and they are not rare — but they are priced. Expect the monthly to move, the deposit terms to tighten, or both. The buildings that do six months routinely are a much smaller set than the buildings that will say yes once.

Artefact — the standard term, written downLease clause showing a one year term from 01 August 2026 to 31 July 2027

One year. 01 August to 31 July. This is what a Bangkok lease looks like when nobody negotiates — and it is 185 days longer than a single DTV entry. That gap is the whole problem on this page.

Not immigration or legal advice. This page explains what a landlord and a lease need to do. For the application itself, use a licensed agent or the official channels. We rent condos — that is the part we know.
